Chesterview Estates Real Estate

Chesterview Estates was started by George Trutina who is now the developer for Rainbow Falls. This project started about the same time as Phase 1 of the golf course but was finished much sooner. At that time the town demanded that minimum lot frontage be 60’. This is why we think this is such a great area.

The first homes in this area were built between 1994 and 1997 a few still built in 1999. George Trutina had Truman homes at that time, we are always delighted to find a home that he built. He put quality at a good price in his homes. Douglas Homes joined Truman as the largest builders in the area. Many homes here were built by smaller builders or contracted privately by the home owner.

 

Home Types Available

  • Many bungalows, a few with walkouts.
  • 2 storey homes.
  • All homes in this area are single family.

Things to Love About This Division

  • You are close to the lake, many homes having a great lake view.
  • Large lots, minimum width 60 feet, and deep yards too.
  • Close to an awesome bike path.
  • Some homes back onto a canal.
  • Close to the Chestermere Middle School.
  • Close to the canal for fishing.
  • Mature landscaping.

Areas of Caution

  • PINE SHAKES There is a restrictive covenant in this area forbidding asphalt roofs, so don’t think you are going to replace the roof with anything but another wood or a tile roof. Many homes were built with cedar and many have been replaced.  As of 2010 most homeowners that have wished to do so have replaced their roofs with asphault shingles with no problems. 
  • SUMP PUMPS Some of this area was developed before sump pumps were specified in the Building Code. If you find one that does not have one you can have one added. A sump pump is the best insurance you can have against a flooded basement.
  • TRANSMISSION LINES Some people are uncomfortable living near them, others would rather back onto a transmission tower than have a zero lot line. Studies have shown there is little risk. However you should pay less for a home backing onto the towers.
